Conversion of 39,790-sf of existing office space into (11) separate individual office suites for sale. The design included exterior renovations to increase curb appeal and construction of a new restaurant/café and dining patio.

The existing building consisted of Type III-B construction with open web steel joist floor and roof framing and fluted concrete tilt-up exterior walls. Regal’s scope of work included creating new openings within the existing tilt-up wall panels to provide additional light to the office suites and to provide access to the new café and storage facilities. The interior tenant improvements included a new feature stair, and new skylights to provide natural light and a feeling of openness to the shared corridors.
